Disposal of Bulky Items/ Furniture:

There seems to be an increase in bulky items and furniture being left in the trash rooms in the last few weeks. This will lead to unexpected extra costs for the HOA to have the trash company (NASA) dispose of these items. These funds should be used instead for building improvements or maintaining other areas at Santee Village.

We respectfully request that you contact LA Sanitation Customer Service Center at 1-800-773-2489 or use the MyLA311 app to arrange for disposal of these items. Alternatively, you may contact NASA directly to have them disposed of. They can be reached at 888-888-0388 and you can make payment over the phone before the pick-up.

Package Deliveries:

There have been recent instances of packages being delivered to the wrong units/addresses or simply left in the lobby. All packages must be delivered to residential doors. Kindly include this in the delivery instructions. Delivery Services should use the callbox to contact residents regarding access to the building. If you are expecting a delivery, please make sure you’re available to receive your packages when they’re delivered. If you accidentally receive a package that is not yours, please be a good neighbor and work to get it to its rightful owner. If you need assistance, please contact us here in the management office.

Celebrate Pride Month:

Pride month is celebrated each year in June, as a reminder of the ongoing struggle for LGBTQ+ rights, acceptance, and equality. It’s about coming together to celebrate diversity, individuality and inclusion, and to support the LGBTQ+ community while reflecting on challenges that persist. One of the most popular ways to celebrate Pride is to attend a Pride parade or a festival! Each year there are hundreds of parades in various cities across the country. New York City, Los Angeles, Chicago, and Boston are just some of the cities known for their celebrations. Show your support for the LGBTQ+ movement and to honor the history of Pride marches!

Getting your HVAC serviced for the summer:

With summer just around the corner, your HVAC system will be key in keeping your home cool and comfortable. Santee Village has partnered with Villaneda Heating and Air (VHA) to provide a special group rate for preventative maintenance of residential HVAC units. For the price of $60.00*, a VHA technician will perform the following services to your unit:

  • Filter replacement
  • Vacuum drain pan
  • Vacuum drain pipe trap
  • Check the temperature delta of supply and return air
  • Inspect the fan wheel for vibration or restricted airflow
  • Take amp readings of the compressor
  • Use system vital signs to determine the operating condition (will not apply refrigerant gauges unless needed)

* Any broken parts/recommended services will be done on a separate contract. 

Residents who are interested in scheduling this service may contact Management to be added to the calendar (pphamle@actionlife.com) by Wednesday, June 5th.   Service dates will be scheduled accordingly, starting on Monday, June 10th, at 9 am. Payment for services will be tendered directly to the vendor and all major credit cards are accepted.

Safety Tips for Urban Pets:

  • Walk your dog early in the morning or in the evening when the sun is setting and the ground has had some time to cool down. Take your walk at a park or somewhere where you can remain on grassy surfaces the majority of the time.
  • Test to see if the pavement or other surface you’re walking on is too hot by placing a bare hand or foot on the ground for 15 seconds. If you are unable to hold your hand there for the full time, then it is too hot to walk your dog.
  • Open unscreened windows pose a real danger to pets, who often fall out of them. Keep all unscreened windows or doors in your home closed—especially when you’re not home, and make sure adjustable screens are tightly secured. Keep your pets cool by having the fans and/or air conditioning on, and provide them with plenty of cool, fresh water.
  • Feel free to trim longer hair on your dog, but never shave your dog: The layers of dogs’ coats protect them from overheating and sunburn. Brushing cats more often than usual can prevent problems caused by excessive heat. Be sure that any sunscreen or insect repellent product you use on your pets is labeled specifically for use on animals.

NO SHUTTLE SERVICE ON MONDAY, 05/27:

In observance of Memorial Day, the Maple Garage Shuttle Van will NOT be operating on Monday, 05/27. Normal service will resume the following day, Tuesday, 05/28.

MAY BOARD OF DIRECTORS MEETING:

The Board of Directors will be meeting Tuesday, May 28, 2024, at these times:

       Executive Session – 6:30 pm (by invitation only).

General Session – 7:30 pm (all homeowners are welcome to attend).

The meeting will be held virtually and in person in the Management Office.

UNDERGROUND PARKING GARAGE ETIQUETTE:

  Parking spots in the underground garage are assigned to specific units. Do not park in someone else’s space or at the 10-minute parking space. Violations will result in your vehicle being towed at your cost.

      Speeds shouldn’t reach more than 5 mph in the structure.  Cars backing out, and other residents (and their pets) walking to and from their vehicles may be difficult to see. Please keep our community safe by observing the speed limit and be cautious and courteous to others.

COURTESY REMINDER:

As the weather gets warmer, residents enjoy having their windows and doors open. We ask that residents please be mindful of Santee Village’s rules regarding noise and noxious activities. We live in a small community together and being courteous goes a long way.

NEW OWNERS AND TENANTS OF SANTEE VILLAGE:

We take pride in ownership within our community. If you are new to Santee Village, please review the HOA’s Rules & Regulations and CCR’s. If you’re a landlord, please provide a copy of the Rules & Regulations to your tenants. Unfortunately, new tenants are often not informed that Santee Village is an HOA-run property, nor are they provided with our rules, which results in unnecessary problems for everyone. Please help us avoid problems by informing tenants of expectations and providing a copy of our Rules & Regulations to them.

DEALING WITH HOMELESS INDIVIDUALS:

From time to time, some homeless individuals have been found in our community. As all of us have become aware, many homeless are on the street because of substance abuse, mental illness or both, while others are on the street due to financial issues that could have resulted for many reasons.

Although being homeless is not a crime, many kinds of public conduct are illegal and should be reported to local law enforcement. These include being intoxicated, loitering, prowling, fighting, trespassing, aggressive panhandling, soliciting, urinating/defecating, sleeping on Santee Village premises, littering, obstructing sidewalks, behaving in a threatening manner, etc.

While it is important to treat every person with dignity, it is also critical that you follow your own instincts.

  • If you believe you or someone else is in danger, you must immediately call 911.
  • If you determine that it is a concern but not threatening, you can call the non-emergency number, 213-996-1250. Make sure you avoid any confrontation, maintain a safe distance, and contact the LAPD and Security.

PET COURTESY REMINDER!

Dogs must be on a leash when in the Common Area. Unleashed pets risk being reported to Animal Control Officers and may be removed from the premises. Santee Village has several Dog Waste Stations installed around the property for your convenience. Pet owners must immediately clean up pet waste.
