Are you interested in volunteering time to serve on the Board? Want to have a say in what goes on in your community? Can you commit to attending meetings regularly? WATER SHUT-OFF:
In order to address plumbing items in our buildings, a COMPLETE water shut off has been scheduled for THURSDAY, NOVEMBER 6, 2025, AND FRIDAY, NOVEMBER 7. Please note that this will affect both HOT and COLD water. This is the perfect opportunity for residents to replace their angle stops and valves or other plumbing work without requiring an additional shutdown at a later date.

STREET CLOSURES DUE TO CICLAVIA – HEART OF LA EVENT:
Expect complete closures of multiple streets to vehicular traffic beginning at 7 am and continuing until 6 pm on Sunday, 10/12/25. Cyclists, pedestrians, and skaters will all be welcome to use these roads during this time and there will be a few streets permitting crossing points for vehicles. For more details, please consult the map in this link and plan accordingly,
PLUMBING REMINDERS:
- Leaks: Once a month take a good look under your sinks and heat pump to make sure there are no drips. Often drips go unnoticed for days, weeks, or months forming mold and mildew.
- Kitchen Drain Cleaning: Please do not pour grease, cooking oils, and solid materials down the drain. They accumulate in your drain lines, requiring drain cleaning.
- Garbage Disposal: Contrary to popular belief, whatever you put into disposal will not be immediately chopped up and disappear. In reality, the waste material may accumulate just a bit further down the drain line. Please be sure to only use the disposal while water is running and keep the water running for several seconds afterward.
Toilet: Do NOT flush items such as baby/sanitary wipes, band-aids, dental floss, hair, feminine-care products, medications, disposable diapers, cat litter, chewing gums, cigarette butts, cosmetics, paper towels, etc., can cause clogs in your home pipes, community sewer pipes, and water reclamation facilities.

BOARD APPOINTMENT ANNOUNCEMENT:
The Board is pleased to announce that Chris Robinson has been selected to fill the vacancy left by Erika Aklufi and will serve for the remainder of the current term. We thank Erika for her service and contributions to the community.

KEEPING OUR COMMUNITY SAFE:
There have been recent attempts to enter the buildings by individuals without approved access.
- It is crucial not to share building codes or fobs with any non-resident friends, relatives, or delivery personnel, as this could lead to unauthorized access being passed on to others.
- Similarly, do not allow unknown vehicles which do not have the fobs to enter the garage. Wait until the gate closes behind you when entering.

REMINDERS:
Animal Regulations:
- Domestic dogs, cats, fish, caged birds, and non-poisonous reptiles may be kept as household pets within any unit provided that they are not kept, bred, or raised for commercial purposes or in unreasonable quantities. Wild animals of any type are not permitted within the Community. Reasonable quantities shall mean not more than two (2) pets per unit.
- The Board has the right to prohibit the ownership and/or maintenance of any animal that exhibits aggressive behavior where the Owner of such animal has been unable to demonstrate to the Board that he or she has taken appropriate actions to address such behavior. All animals must be kept on a leash held by a person capable of controlling the animal when in any public area. Pets shall not be left unattended in the common areas. Uncontrolled animals in the common area are subject to immediate restraint and will be turned over to the Humane Society/Animal Control, and/or the owner of the pet will be subject to the violation process of the Association.
- Owner’s are liable to all owners, their families, guests and invitees, for any unreasonable noise or damage to a person or property caused by any animals brought or kept upon the Community. Dogs are not allowed to bark unnecessarily or incessantly.
- Each owner is responsible for promptly cleaning up any animal waste from their unit, the Common Areas or any public street abutting or visible from the Community.
- Please do not dispose of pet waste in the lobby trash can, as it can create unpleasant odors, compromise the cleanliness of the lobby, and allow the smell to circulate into hallways and elevators, diminishing overall indoor air quality.

SEPTEMBER BOARD OF DIRECTORS’ MEETING:
The Board of Directors will be meeting on Monday, September 22, 2025, at these times:
- Executive Session – 6:30 pm (by invitation only).
- General Session – 7:30 pm (all homeowners welcome to attend).
The meeting will be held virtually and in person in the Management Office. We invite all homeowners to attend the monthly HOA meetings. At these meetings, you can find out exactly what the Board is discussing, voting on, and proposing. We have an open forum to discuss any issues or bring your suggestions to the table. We hope to see more homeowners keeping themselves informed and being an integral part of this community.
MOVING:
All moves require a moving coordinator to ensuring a smooth, safe, and successful move. Please contact Management to schedule your move. A 5-day advance notice is required.
QUIET HOURS:
Quiet hours are between 10:00 PM and 8:00 AM. The volume of radio, stereo sets, television, and musical instruments shall be always held at a reasonable level so other residents are not disturbed. After 10:00 PM, the volume must be significantly reduced so as not to disturb other residents. If you are experiencing a noise nuisance during quiet hours, feel free to call security and they will address the issue. Residents are also encouraged to contact LAPD directly to report any noise disturbances.
