PET OWNER ETIQUETTE:
Barking Dogs: As with any other neighbor-to-neighbor issue, we suggest that you contact the neighboring dog owner in a friendly manner to determine if a resolution to the barking problem can be worked out. If the dog owner does not cooperate, you (or other affected neighbors) can register a complaint here, https://www.laanimalservices.com/nuisance-barking
Dogs Running Loose: Dogs are prohibited from running at large on any public street, park, or other public areas or upon private property other than that of the dog owner. All dogs must be restrained by a substantial leash not exceeding six feet and be in the control of a person competent to restrain the dog.
Dog Waste Cleanup: Animal defecation on public property or upon private property other than the owner’s property is not allowed. All pet waste must be picked up and properly disposed of. Carry your bags, pooper-scooper, or equivalent to safely pick up pet waste while walking with pets. Dog waste bags are available from dispensers in Association common areas. Once collected, the dog waste must be disposed of in an appropriate trash receptacle.
Personal Space: Not everyone is comfortable around pets, and some people may have allergies or fears. Keep your pet close to you and avoid allowing them to approach strangers without permission. Teach your pet to stay calm and avoid jumping on people or other animals.

PLUMBING REMINDERS:
- Leaks: Once a month take a good look under your sinks and heat pump to make sure there are no drips. Often drips go unnoticed for days, weeks, or months forming mold and mildew.
- Clean faucets and showerheads: Use a solution of baking soda and vinegar to prevent sediment buildup.
- Kitchen Drain Cleaning: Do not pour grease, cooking oils, and solid materials down the drain. They accumulate in your drain lines, requiring drain cleaning.
- Garbage Disposal: Be sure to only use the disposal while water is running and keep the water running for 15 seconds afterward. Avoid putting fibrous food wastes down the disposal. Examples of these wastes are potato peels, banana peels, celery, and other wastes that are hard to grind.
- Toilet: Flushing items other than toilet paper and human waste can cause clogs in your home pipes, community sewer pipes, and water reclamation facilities. Do NOT flush items such as baby/sanitary wipes, band-aids, dental floss, hair, feminine-care products, medications, disposable diapers, cat litter, chewing gums, cigarette butts, cosmetics, paper towels, etc. These items can lead to backups, expensive plumber services, and clogs that cost thousands of dollars to fix.

NEW BOARD OF DIRECTORS:
The Board met on January 27, 2025 and held an open Organizational Meeting. The following officer positions were appointed: President – Erika Aklufi; Vice President—Diego Cardoso; Secretary – Leslie Muzio; Treasurer – Amy Yoon; Director-at-Large – Ben Gary. Congratulations to the new Board and much success in 2025!

NO SMOKING IN COMMON AREAS:
We kindly ask all residents to refrain from smoking in the common areas or disposing of cigarette butts and other trash in these spaces. These actions not only create a fire hazard but may also result in extra cleaning costs for the HOA. We greatly appreciate your cooperation in helping keep our community safe and clean. Thank you for your understanding and cooperation.
WINTER MAINTENANCE TIPS:
Winter can be a beautiful season but can also bring harsh weather conditions that can impact the safety and upkeep of your unit. Here are some maintenance and safety tasks to consider:
- Inspect windows and balcony/patio doors for gaps or cracks that could let in cold air. Adding weatherstripping to these doors and caulking windows are affordable but effective heat-saving measures.
- Have the heating system serviced and air filter replaced to ensure its efficient operation.
- If you have ceiling fans, be sure to switch the fan blades to run clockwise to push heated air down.
- Ensure that smoke detectors and carbon monoxide detectors are in good working order.
- Keep space heaters away from flammable materials and never leave them unattended.
- Cover bare floors with decorative rugs to help retain heat and keep your feet warm.
